Concrete Sealing

Stop Moisture Before It Moves In

Concrete sealing that protects garages, basements, patios, and utility spaces from moisture, stains, and surface wear in Raleigh and throughout Eastern North Carolina

Unsealed concrete in your Raleigh or Eastern North Carolina garage or basement absorbs water, oil, and dirt every time you park a wet vehicle or store items on the floor. Over time, the surface begins to dust, crack, or stain as moisture moves through the porous material. Concrete sealing creates a protective barrier that keeps liquids on the surface where they can be wiped away instead of soaking in and causing long-term damage.

P&W Renovations and Design applies concrete sealers selected based on the usage, exposure, and condition of the surface. Sealers are available in penetrating formulas that soak into the concrete and topical coatings that form a film on the surface. Both types reduce dusting, improve appearance, and extend the lifespan of interior and exterior concrete areas throughout Raleigh, Durham, Cary and the surrounding areas. The sealer is rolled or sprayed onto prepared concrete and allowed to cure before the space is returned to use.

How Sealing Changes the Surface

When a sealer is applied to concrete in Raleigh, Fayetteville, Chapel Hill or a neighboring community, the surface is first cleaned and any existing stains or contaminants are removed. Cracks may be filled depending on the condition of the slab. The sealer is then applied evenly across the concrete using a roller, sprayer, or brush, depending on the product type and surface texture.

Once the sealer cures, you will notice the concrete no longer releases fine dust when swept or walked on. Water beads up instead of soaking in, and oil or chemical spills can be cleaned without leaving permanent marks. The sealed surface also resists surface breakdown caused by freeze-thaw cycles, salt, and general wear, which helps maintain the structural integrity of the slab over time.

Sealers are not permanent and will wear down with use and exposure, typically requiring reapplication every few years depending on traffic and environmental conditions. The sealer does not repair deep cracks or structural damage, and it will not bond correctly to surfaces contaminated with oil or previous coatings unless those issues are addressed during preparation.

Questions Homeowners Ask About Sealing

Concrete sealing is straightforward, but homeowners often want to know how it works, how long it lasts, and what results to expect, so here are answers to the most common questions.

What areas of the home benefit most from concrete sealing?
Garages, basements, patios, driveways, and utility spaces all benefit from sealing. Any concrete surface exposed to moisture, stains, or regular use will last longer and stay cleaner with a sealer applied.
How long does a concrete sealer last before it needs to be reapplied?
Most sealers last between two and five years depending on the type of product, level of traffic, and exposure to weather. Garages and driveways typically need resealing more often than interior basement floors.
What is the difference between penetrating and topical sealers?
Penetrating sealers soak into the concrete and protect from within without changing the surface appearance. Topical sealers form a protective layer on top and may add a slight sheen or gloss depending on the product.
How long does the concrete need to cure before it can be sealed?
New concrete should cure for at least 28 days before sealing to allow moisture to escape and the surface to harden fully. Existing concrete can be sealed anytime after proper cleaning and prep.
What kind of maintenance does sealed concrete require?
You can sweep or vacuum loose dirt and mop with water and a mild detergent. Avoid harsh chemicals or degreasers that may break down the sealer prematurely.
